Sikke Kooistra has been active in real estate investments since 1996, when he noticed recurring frustrations. Particularly around the lack of a clear portfolio overview for his property managers, dissatisfied tenants, and costly repairs. ‘’I noticed that tenants were reporting on problems that either weren’t getting resolved properly, took a long time to get resolved, or were never resolved at all. This had a direct impact on tenant satisfaction towards the property owner and manager.’
Facilitee heavily focuses on practicing good ownership and happy tenants and searched for an existing software system that could tackle this problem. A system that would provide a clear overview of the property portfolio and enable every stakeholder – property managers, tenants, and repair workers alike – to be up-to-date on the status of a problem and have insight in whose court the ball is at all times. A tool that would track periodic and long-term maintenance issues.
‘’In my search, I came across various systems, but there wasn’t one that tackled the problem specifically in technical management the way I felt it should be tackled. It was then that I decided together with Meynald to solve it ourselves. Our mobile-focused web application was built by Typeqast to gain complete ownership of the real estate portfolio, monitor tenant satisfaction, have detailed management information, and improve the overall efficiency for all stakeholders involved. The Facilitee app can be used by parties that manage real estate portfolios, such as property funds, corporations, shops, and offices, and provide the ability to manage these effortlessly.’’
The tool has been validated and implemented into the portfolio of a few demo customers, and in September Facilitee 1.0 has gone live. The software can be attached to existing systems, implemented as a stand-alone system, and customized for both smaller or larger portfolios.
‘’We will continue to develop the SaaS product together with Typeqast, by implementing feedback and working closely together with our customers.’’ We can already tell that issues are resolved much faster, as managers can limit the response time of repair workers to a maximum, ensuring that any issues are resolved imminently by one repair worker or the other by means of reminders. Furthermore, every issue is listed on someone’s to-do list, making sure issues will never again be overlooked. After resolving, tenants are asked to give a rating of how they experienced the process to ensure tenant satisfaction. ‘’Our IT is continuously evolving and new features are added weekly. We also have our support feature in the application where customers ask all their questions and requests.’’
